Needham’s smaller footprint (57 active listings, 182 closed sales YTD) means a handful of transactions can swing percentages dramatically. Condo price reductions doubled (10 to 20) with only 10 more listings. Directionally, Needham moves like Newton, just louder.

- Condos are softening first in both towns: more inventory, longer days on market, and sale prices landing closer to (or under) asking.
- Single‑family remains tight, especially in Newton, where sale‑to‑list improved, and new listings dipped nearly 2%.
