With so many conflicting reports shouting about real estate sales, go back to basics and consider their sources. Where are they getting their data? How far back does it go? Which locations? If the Boston area is the market under consideration, remember that values range widely depending on the specific neighborhoods.

Our data is from the Multiple Listing Service Property Information Network (MLS) which is the largest multiple listing service in New England and one of the largest in the nation. We can feel a little surge of optimism following the upturn of the number of sales in Brookline and Newton over the past few months as reported in MLS.

It is good news that the number of sales have gone up. But we can learn more by looking closer and comparing month over month for 2010/2011 in the May report for Brookline, MA. (See below.)
